Here is the Sept. 2010 Update for the real estate market on Pender Island, BC, from Howard Sanders and Dockside Realty:

Dockside September  2010 Update

There have been 43 Sales (86 Ends) Total all Pender since Jan 1, 2010 to Sept. 30, 2010

Dockside has had 35 Ends Next Company: 35 Ends Independent Agents: 16

5 Sales in September or 10 ends

Dockside has had 5 Ends Next Company: 4 Ends Independent Agents: 1

We are the Top Selling Office according to mls Statistics!

There have been 2 Sales on Saturna Island since Jan. 1, 2010

There are currently 171 properties Listed on the Penders

Dockside holds 58 Other Agency: 95 Independents: 18

There are currently 36 properties Listed on Saturna

Dockside holds 22 Other Agency: 10 Independents: 4

The Average Home Price for September in all Gulf Islands is $503,769 up from $433,462

(We are batched in with Saltspring which has had several higher priced sales)

Average Home Price for Victoria $599,825 up from $586,676

The Average Lots + Acreage for all Gulf Islands is $177,063 down from $268,800

Victoria  $460,000 up from $376,500

Real Estate Market Sales slow in September – Prices Remain Mixed

This is the Victoria Real Estate Board News Release Headlines in the Times Colonist..

In Victoria there were only 395 homes SOLD compared with 776 Sales same time last year.

The Listing Volume is down in Victoria which should make for a more Balanced Market. Our Dockside Listing Volume is down as well, but we are not actively seeking any new listings. We are trying to concentrate on giving our existing clients better service during these slower times.

To date we have only had 43 Sales (Pender) and last year at the same time we had 57

This time last year Saturna had 8 Sales and so far this year only 2 sales.

Many BC Communities have noticed increased Real Estate Activity towards that latter part of September, and we have noticed more inquiries and more people are visiting the island.

The Alberta Market has definitely picked up, and while they have had a flurry of activity this summer, their markets will drop off once the snow falls, and they look to us in the west.  This is a positive sign as we lost a lot of the Albertans to Phoenix and other US areas where bargains were better there. It seems Boomers are still wondering where the money they want to spend will give them the best value no matter what location.

We remain positively optimistic while we wait and watch as people are slowly accepting the HST as part of everyday living and many Business News Articles are much more positive and hopeful.  All of this will give our buyers more confidence
